Modernizing Fugitive Dust Management for Arsenic-Impacted Florida Golf Course Redevelopment

Abstract:

Challenge:

Redevelopment of a former golf course in Naples, FL, required strict dust and air quality controls due to arsenic-impacted soils, regulatory demands from the Florida Department of Environmental Protection (FDEP), and heightened community concerns. Traditional manual air monitoring posed high costs, frequent data gaps, and significant staff resources, especially given the site's distance from Langan’s Tampa office.     


Solution:

Langan deployed Aeroqual monitors from Pine Environmental with integrated telemetry, powered by solar, along residential boundaries. These autonomous units enabled continuous, real-time PM10 and meteorological data collection, remote management, and rapid relocation as work zones shifted—eliminating the need for daily onsite visits and manual interventions.     


Outcome:

The innovative monitoring system operated reliably through adverse weather, minimized data interruptions, and enabled rapid response to dust events via real-time alerts. This approach delivered significant reductions in project costs and staff hours, improved regulatory reporting, and reassured community and regulatory stakeholders. The project demonstrates how Florida environmental consultants can leverage advanced remote monitoring technologies to enhance compliance, reduce risk, and address community concerns during site remediation.

Bio:

Paul R. Pickering – VP Global Strategic Accounts at Aeroqual  Paul is a trusted advisor in air monitoring technology, with more than two decades of experience working with environmental consultants, air quality specialists, and industrial hygienists. He has presented at conferences, collaborated with regulatory agencies, and conducted site visits in more than 40 countries. Paul currently serves as Chair of the Air Measurement Technologies and Instrumentation Technical Coordinating Committee at the Air & Waste Management Association (A&WMA), a global organization based in Pittsburgh, USA. He is an active contributor to the Clean Air Society of Australia and New Zealand (CASANZ).     Kaitlyn Longueil – Senior Staff Engineer at Langan Engineering & Environmental Services  Kaitlyn is an environmental and remediation engineer based in the Greater Tampa Bay Area, serving as a Senior Staff Engineer at Langan. She has more than ten years of experience in environmental restoration. As a Senior Staff Engineer, she focuses on site remediation, Phase I & II Environmental Site Assessments, and field investigations. Kaitlyn holds a bachelor’s degree in environmental engineering from Florida Atlantic University.
